Welcome to LaNasa Property Services (“LaNasa Property Services,” “we,” “us,” or “our”). These Terms of Use (“Terms”) apply to all users, clients, landlords, and property owners (“you”) accessing or using our website, services, and related platforms, including full-service property management, tenant placement, maintenance coordination, vacancy management, consulting on real estate matters, and any other services we offer now or in the future (“Services”).

By accessing or using our website or Services, you agree to be bound by these Terms. If you do not agree, do not use our Services.

We may update these Terms at any time—please review them periodically for changes.

1. Intellectual Property Rights All content on our website, including text, graphics, logos, and materials, is the exclusive property of LaNasa Property Services or its licensors, protected by U.S. copyright and other laws. Unauthorized use, reproduction, or distribution is prohibited.

2. Scope of Services Our Services include, but are not limited to:

  • Full-service property management (rent collection, inspections, lease enforcement, coordination of repairs).

  • Tenant placement (screening, leasing, placement fees).

  • Maintenance coordination (vendor sourcing, oversight, markup on services).

  • Real estate and property consulting (market analysis, strategy advice).

Services are performed under the supervision of a licensed real estate broker in accordance with Wyoming and applicable state real estate laws. Certain Services may have additional terms (e.g., in your management agreement). If there's a conflict, those terms control.

3. Use of Site and Services You are granted a limited, non-exclusive license to use our site and Services for legitimate business purposes related to your properties. Do not use them for unlawful activities, including transmitting malware, infringing rights, or relying solely on our materials for legal, tax, financial, or investment decisions. We provide general information and coordination—consult independent professionals (attorneys, accountants, etc.) for your specific situation.

4. User Submissions Any information or content you submit (e.g., property details, documents) is non-confidential. You grant us a royalty-free license to use it as needed to provide Services. Do not submit unlawful, defamatory, or misleading content.

5. Service-Specific Disclaimers

  • We act as a coordinator/facilitator; tenants, vendors, and staff are not our employees. We are not liable for their acts, omissions, damages, injuries, or losses.

  • Property owners remain responsible for compliance with all landlord-tenant laws, habitability standards, fair housing, security deposits, and evictions.

  • No guarantees are made regarding tenant quality, rent collection success, property outcomes, or vacancy rates.

  • Maintenance: We coordinate vendors but do not warrant their work. Fees include a markup (typically 10-20%) on vendor costs.

  • All Services are provided “as is” without warranties of any kind (express or implied), including merchantability or fitness for a particular purpose.

6. Limitation of Liability We will not be liable for any damages (direct, indirect, consequential, etc.) from your use of Services, even if advised of the possibility. Your sole remedy is to stop using our Services.

7. Indemnification You agree to indemnify and hold us harmless from claims arising from your properties, tenants, use of Services, or violation of these Terms.

8. Third-Party Links We are not responsible for third-party sites or services linked from ours.

9. Jurisdiction and Dispute Resolution These Terms are governed by Wyoming law. Any disputes shall be resolved through mediation/arbitration in Sheridan, Wyoming, before court action.
